This section is for the discussion of member projects. Whether it is personal or a joint effort, Florestral community encourages its members to create! We will dedicate areas of land as places where members can develop their projects. You can create all manner of things, from projects related to agriculture, workshops in which to create, arts or crafts related projects, wood work (lots of material!), education, a shop in the village center, or any other idea that flows with the community guidelines. Member projects will be discussed in the council and allocated with space. This is the place to discuss such projects and connect with ideas and ways of manifestation. Let's build an awesome village!

The project is being manifested by Sound of Light which is handling the land deal, infrastructure and organizing the communal structure and planning process. We are currently surveying the land and finding the right place for everything. A large portion of the land will be dedicated to reforestation and wildlife preservation. We will include 4-5 areas designated to building houses that will include green spaces along-side the building structures. All lots will have open area next to them and will be supplied with a road, water and electricity. The development will include a central area for the use of the residents with a communal kitchen, storage, meeting place and office as well as other necessary amenities. The communal areas in the ‘neighborhoods’ will be planted with gardens for the cultivation of food and could also host resident projects. In this way each of us will have a private space and a communal space to create in. If you have any questions about how these projects will unfold or their limitations, or thoughts thoughts and suggestions about projects you might want to create, please feel free to ask or start a discussion! Here are some of the ideas that we came up with : Village center- a place for meetings, cooking together, offering services and goods (market place) and other functionality that will be needed and suitable. In the beginning we will build the first structure to help the new comers to the land with a kitchen, storage space and a living space to support them while their homes are under construction. Later it will be developed as needed to be our fully featured village center. SpiriTia- An area dedicated to spirituality, medicine plants and the experience of nature. Imagine mazes made of vine, humming birds around and huge crystals in galactic formations. Huge mandalas made of plants and dozens of temples will be built to honor our spirit helpers and recreate ancient knowledge. Creative hub- We will make an area available for creation and presentation of all kinds of arts crafts and skills. These new projects will join the Florestral hub and become an extension of the existing infrastructure such as the Hosting center, VISphere and the Studio project. We hope and aspire to dream & create together and that as many of the community members will be involved . This is a good place to begin. What do you think is essential for our community ?

Hello beloved family and friends. With great joy and after a lot of anticipation, the time has come to expand our village of Florestral! We invite you to explore the possibility of joining our conscious community in the forest of Costa Rica and live in peace, health and prosperity in alignment with Mother Earth. For many years we have held the vision to expand Florestral. We now have the opportunity to invite new members to our community. In this way we will continue to grow and support living sustainably in balance with nature and spirit. Many of you have reached out to us or expressed interest in being a part of our community over the years. Until now we were not able to accommodate more residents as all of our available private lots were already sold. Now that we are able to expand on to adjacent property, we are ready to receive 20 new members. We want to provide you with all the relevant information on this forum and invite you to join Florestral! Included is a document which contains the entire project presentation. Please note that the timeline has been delayed a bit due to local and global events. On this forum you will find many resources to help you better understand the project and all it entails. Here are some of the frequently asked questions regarding projects in Florestral. If you find you still have questions, feel free to ask them here or in any of the more specific threads. Q: What are the exact rules regarding farming on the land? Do we all have the right to use the land for planting and farming for our own use? Not only on our own lot but also on "community land"? As of now, the guidelines state that when we sell the farmed produce we are obliged to pay a commission to the Florestral Community. Would personal usage of the produce be free of any charges? A: Communal land usage will be managed and coordinated by the Florestral committee (elected from the community's members). We are constructing a development plan for the entire property with a known PermaCulture expert. Large areas will be dedicated to agriculture development and we will encourage everyone to develop their own projects, for the benefit and stability of the entire community. If and when these projects become profitable, the project will give a small percentage of its earnings to the community. So you will be able to farm for your own usage if you wish, or join the ‘food forest’ efforts. As long as you are not gaining profit, there is no commission to Florestral.

Here are some of the frequently asked questions regarding the Member's Agreement. If you find you still have questions, feel free to ask them here or in any of the more specific threads. Q: Are there any consequences for members who don't pay the annual fee? A: The annual fee is an obligation for all the members of the community. In a case in which people will choose not to respect it, we kindly and respectfully remind them of their obligation. Until now we have never had major issues with that, if we will we will have to deal with it as a community in a peaceful and respectful manner. Q: Once the community is established, are we going to work more deeply on the ‘constitution’ of the community? It should be the basis of values and principles that guides the way and that everyone commits to. The stronger the constitution, the stronger the community. Will there be a voting system, ways to create and change regulations within the constitution, annual meetings and decision making processes, and so forth? Q: Do we want to specify any reasons for termination of the contract? (eg. not following the community guidelines, or parts of the contract?) A: If I understand correctly, all these questions are referring to the “members agreement”  (constitution in your words) constructing it, maintaining it and dealing with people who disregard it. (paying the annual fee is part of the agreement). So clearly we agree on the concept and have already invested a lot of time and effort in writing it. As we state in the purchasing contract, this is a living document that we expect to improve constantly with the involvement and input of all the community members. So using the existing doc as a base, we will more deeply develop the ‘constitution’  together. We will establish an annual meeting to discuss and make decisions, as well as more frequent forums to keep in touch and up to date. Q: What happens in the case of a violation of the contract details? Does it lead to termination of the contract? A: Until now we never had a case where an owner violated the guidelines in a way that even brought on the thought of ‘terminating the agreement’. All the people that have joined us so far get a very clear picture of what we do here and the values that guide us. Therefore, those who are interested not only agree to the guidelines but also actively choose to comply with them. If such a severe violation will occur that is beyond any measure of communication and agreement, we as a community will have to discuss it. We find it highly unlikely and always will try to communicate and include on a personal and communal level. Q: As I understand it, each of us has one vote. So it doesn't matter if you have 1, 2 or 50 shares of the community, you would still hold only one vote, correct? A: As we see it, any adult person (18+) who is part of the community, living on it or owning a lot, should always have a voice and be encouraged to speak their mind and share their opinion on matters of the community’s social life. On matters that involve infrastructure, development and use of funds, only lot owners will have a vote, one vote per lot, regardless of shares owned. Q: How does the contract or land get passed down to children or other beneficiaries in the case of death? That’s something I can state in a will, but then what’s the florestral process regarding ensuring the new beneficiary is the ‘right fit’? Or is that a different process than me selling the land to another? A:It is mentioned in the purchase agreement contract that in case of death the rights to your lot will pass down to your kids (or other beneficiaries).

In the short term, many are asking the practical question of how they might sustain their life economically in Florestral and Costa Rica. Here are some of the ways we hope to support our residents. * Sound of light Foundation (SOL), Florestral hosting center and other (future) projects will be motivated to hire community residents. * We live in an area surrounded by more communities and a large population of like-minded people. There are 2 markets a week where goods can be sold and a group where residents can find income by providing services to the wider community. In Florestral itself we have a shop where guests and residents can sell and buy goods. * The needs in Florestral are very different than in society and especially than in the city. From construction to taxes, the cost of basic subsistence is very low. In the long term, a part of our concept is to introduce a local currency to be used inside the community and in the valley around. We are starting with an online platform that will help us to reduce the need to rely on the mainstream unstable & corrupted monetary system in our day to day lives. This will come into action soon, as the hosting center and SOL will start to pay workers in local currency and accept payments for our services as well. We wish creative abundance for all Florestral residents and will encourage and support everyone as much as possible to allow personal visions to manifest. Florestral community welcomes families with open arms. Community life on a beautiful farm, surrounded by nature, forests to explore, rivers to swim in, and space to grow and flourish is truly a wonderful environment in which to raise children. A concern that many families have is about education for children while living in a more isolated place such as Florestral. There are several options for primary and secondary education in the area surrounding the community. Only a few minutes away is the small public primary school, which accepts all children grades 1-7 and is free aside from a small donation each month for food. There is another public primary school a little further away, and a public Highschool in the nearby town of Platanillo. All public schools operate entirely in Spanish. Slightly farther (about an hour's drive from Florestral), there is a small town which has a large population of expats, and contains three bilingual private schools, two of which are from grade k-12. There are currently three children living in Florestral, all of whom attend Escuela Verde, one of these private schools. In a wide radius around Florestral, there are various opportunities for socialization and extracurricular activities - from musical theatre classes near Escuela Verde to Ballet classes half an hour away to weekly arts and crafts classes for younger children only twenty minutes away and martial arts classes in the nearest town. Here are some of the frequently asked questions regarding life in Florestral. If you find you still have questions, feel free to ask them here or in any of the more specific threads. GENERAL: Q: I’m wondering if you all can share what you’ve learned about owning land in Costa Rica, legally. How does this play out tax-wise in CR and your country of origin, and what will your plans be regarding visa/residency for the long term? I’m from the USA if that matters. A: Other than an annual property tax and company tax (if the property is owned by a company) there are no other expenses and it's very easy to do, legally. In regards to law and tax in the country of origin, that can change and we recommend each to research in their country. By buying a lot in Florestral, you will not officially own property in Costa Rica, you will own shares in the company that owns the property. There is a more detailed explanation of this in the contract. Q: Does non-violence toward all living beings mean that while on Florestral land, all must be vegetarian? A: No. it means you cannot slaughter animals for commerce within Florestral. Communal kitchens will be vegetarian. Within your home, you are free to eat and cook whatever you wish. Q: We have a 5 year old son, what is the current school situation? A: We currently have 3 children in the community ages 10, 12, and 16. They all go to a very good bilingual school in Uvita, about an hour away. There are also other international options in Uvita as far as schools and preschools go. In the valley there is a growing number of young kids and we hope to initiate an educational facility. The young ones also have the option to attend a local school in the Valley (in Spanish) and there may be other options with local expat community members. Q: No amount is stated in “Florestral Members receive a discount on all SOL circle activities.” What is the base discount amount? What assurance do members have that the discount will not be trimmed to 5% at some point? A: Florestral members enjoy 30% discount on all SOL services or products. This has been the practice in the past 6 years and we do not intend to change it. Members who wish can get further discounts by doing barter with SOL upon demand (for catering medicine plants, art, media etc). Q: “no serving of any medicine...” does this include San Pedro? Aspirin? Mushrooms? By medicine, do you mean Ayahuasca exclusively? Can I share San Pedro or mushrooms or aspirin with a friend on my property? A: This sentence is out of context. The full sentence is: “There is no serving of any medicine to guests of Florestral hosting center” So yes, the guests of the hosting center who come to retreats should not be given any medicine (aspirin is ok) without a special permission from the hosting center management. These people come for retreats and have a special program which SOL is responsible for. We had cases in the past where Residents gave mushrooms to people in process during a retreat and it did not end in a well, actually it is lucky that it did not end in an injury. You can share medicine with a friend or a few in your house without limit as long as it is safe and responsible. If you facilitate ceremonies, receive people from the outside or charge money, we ask that SOL will be consulted to ensure safety. This does not mean that others will be prevented from conducting public ceremonies, we think of it more as an air tower in an airport, ensuring the right container and, again, that ever-important safety for all. Q: Squatter's rights - If I am away from the property for more than 3 months, it appears that someone could squat on the land and take full legal possession. How do I prevent this from happening? It looks like you have addressed this in the New Member Agreement mentioning the security of living in a community of like-minded people. Are there any recommendations of how often at minimum I would need to visit the property to ensure that I would maintain possession? Q: Will the community accept people who would live there only part of the time and possibly share their land with another family/friends? Q: Is there a minimum amount of time required for me to be at Florestral per year? Can I stay at Florestral for 10 months of the year but be somewhere else for the other two months? A: Our wish & hope is that the community members will spend as much time present and involved in the community as possible... the more we are present the more we can create and grow together. Florestral is a closed community, which means that your house will always be protected against any kind of external threats. You can leave your lot or house alone for any period of time. Florestral community members have no obligation to be present in the community and can be absent as long as they wish. Of course, the community will not be responsible for small theft or loss of valuables, things should be kept secured (in the last 5 years we have had no problem of theft at all, not in the hosting center nor in private houses). The community will only be responsible for the maintenance of the road and utilities to the lot, so if one chooses to be absent for long time they should make sure to have some sort of maintenance on their property as the forest is always alive and the climate is tropical and very wet. FLORESTRAL COUNCIL AND DECISION MAKING: Q: How are decisions being made in future? A: Our hope and wish is that our new community members will get involved, take part and eventually manage the community themselves. Until we reach this stage SOL will continue to manage the project with complete transparency and full financial reports. We would like to offer a decision making system of a semi-consensus where we need 90% vote for a major decisions. We will choose a committee that will manage day to day decisions. Q: What can I have a say about as a member ? A: As a lot owner in Florestral, you are a part of the community council and have a vote in any matter or issue that is discussed. Q: Which community decisions are made by the elected resident committee and which decisions are made by Florestral elders? A: There are no ‘Florestral Elders’. Florestral committee & council will decide about Florestral development and ongoing community life. SOL will develop projects and work alongside the committee. Q: If there are 7 lots, does that mean that the committee has 7 voting members, or are there members of SOL also in the committee? and if so, how many? A: The new members will join the existing members (12 lot owners) to form the Florestral Village council . Every lot has a vote. Q: “This is a proposed set of terms, however, each issue may be addressed by individuals to allow for specific necessities. Some are absolutely binding and some may be adapted.” – Please note which terms are absolutely binding and which may be adapted? A: This sentence comes to declare that we as a community will show respect and flexibility to the needs of the individual and allow issues to be addressed. We cannot anticipate now which are the issues that will rise and need that attention. Generally speaking, the main Mottos of the community which are sustainable life, respect , spiritual growth and harmony with nature will bind us all and we can discuss as a community about the path and manifestations. FEES: Q: Is there a monthly cost for living in the community? Q: Can you estimate property tax and annual membership fees? Q: In the new member agreement I see: "There is a residential annual fee which includes maintenance for roads, pathways, water and electricity, garbage and recycling disposal, other expenses (lawyers etc), and miscellaneous expenses. The annual fee is addressed in the pricing package." but I don't see where this annual fee is listed. Q: In the member agreement it says "[...]agrees to pay and share the cost of the maintenance of the community by paying an annual fee every year." How much will that be? That should be set before. A: The annual fee is needed for the maintenance of public areas and infrastructure. Any other expense will be discussed and agreed upon communally. The current annual fee is $625. It is not supposed to go up significantly in the next years. Since a few people expressed a worry that it will raise too high, we have decided to cap it for the first 3 years for a maximum amount of $900 a year. We will collect real time records and a community coordinator will be managing a transparent expense list so we know where we are. In the longer run, income will arrive to Florestral also from other sources (small businesses, tours, local market, etc) and that will help to reduce the annual fee. In the future we wish for the community to self manage itself including the expenses and gathering of funds, until we reach that point it will be managed by SOL as it is until now. Q: How are funds paid? A: Funds can be paid in cash, bank transfer or PayPal. Q: Do I have to have a bank account set up in Costa Rica A: You do not have to have a bank account set up in Costa Rica. Q: Does the annual fee depend on the size of the lot? A: The annual fee doesn’t depend on lot size as the maintenance cost of pathways, water and electricity stays the same. Q: Does this committee set the annual fee or is that done by SOL foundation? Who makes new rules, guidelines, and amendments? A: The annual fee is set by the maintenance budget. It will be limited to what we can all afford and will be planned in advance as much as possible by estimating expenses for our budget. We will have to balance between the amount we want to pay (as little as possible) with the amount that the land maintenance actually needs. Knowing how it works in the Forest, we will take into consideration maintainability while constructing new projects. Annual fee coverage: Roads Water systems Electricity systems Clearing the bush from communal areas Clearing the water ways Maintaining communal structures INFRASTRUCTURE: Q: When will there be a power grid in the expansion and who’s paying for that? A: The power grid is a part of the main infrastructure and the cost is included in the lot price. The power grid will be constructed in 2 main phases: 1. Connecting to Florestral 1's electric system and doubling the panels and batteries (cost: 10k$, covered in lot price). This will give enough electricity for the next few houses and can be further expanded. This will happen just after we make the road and decide upon the final lot locations, within a couple of months of the start of development. 2. A hydro electric solution and a smart grid that will give abundance and connectivity to the whole village. It will include the solar system. We will start this as soon as it will be possible, once the purchase of 2nd phase is complete. It is also covered in the lot cost. Q: What are the building obligations of SOL to the community? What should I expect to be developed/built by SOL and what not? A: SOL will first build the basic infrastructure which is roads, power & water. After that, SOL & Florestral council or a chosen committee will decide on the priorities and will manifest them according to the incoming budget. Right now those are: 1. Food forest and gardens. 2. Paths to power spots and water attractions. 3. Village center. 4. Preparing access and infrastructure 5. Wood storage and processing facility 6. Temple 7. Yoga platform Q: How much will development cost? A: Development cost is very difficult to asses. Let’s try anyway. Roads part 1: 18k$ Roads part 2: 25k$ Water part 1: 4k$ Water part 2: 12k$ Electricity part 1: 12k$ (including new wire lines to new lots) Electricity part 2: 60k$ Village center: 100k$ Yoga deck: 40k$ Food forest: 80k$ over 5 years Wood storage and process facility: 50k$ Logistics, topography and administration: 20k$ Community vehicles, power tools, etc: 60k$ It comes to around 500k$ that will be invested in the village as budget arrives. Q: Is there a difference between the development flow of the first part of Florestral and the expansion? A: The expansion project is very fortunate to be able to use all the existing infrastructure of Florestral (water, electricity etc.) to which it will be connected from day one. As we expand the system, the community as whole will enjoy the benefits.The flow in both parts of Florestral will be the same, as they will be treated as one in the social and practical essence and will share the infrastructure. Residents of both parts will have access to all of Florestral’s communal areas and will hold one committee of Florestral development and social aspects. It is worth mentioning that until now SOL was the one that did all of the developing and caring for baby Florestral. It is our intension that the next phase will include more of the resident’s motivation. Hence all the encouragement to start a project and be involved. CONSTRUCTION: Q: On average how much does a home cost to build? Can you give me a minimum price for a home with 1 room, 2 room, etc? Q: Also, what the prices include, are estimated building costs included in a lot price? A: You receive your lot clean and ready to built, with a road to it and water and electricity provided by the community. Then it's up to you, you can start with a simple livable structure with 6000-10,000 US$ and grow slowly from there.... You can build a decent sized good quality home for a family around 30,000-60,000 US$ and above, it depends on style and size. It's really dependent on what kind of house you’re looking for. Being a part of our community, you will get all the support you need, finding contractors/workers/materials etc. We can also build your house for you by your design (accepted according to our building code), using our construction team. We have prepared a building presentation which shows the different structures already built in Florestral, their materials, cost and time spent. You can find it in the 'buildings and construction' thread here on the forum. Q: Can I use the trees outside of my lot for building? Or will the community provide me with building materials? A: The Teak wood will be harvested over time and will be used for owners, community projects and SOL projects. So the answer is yes, you can use the teak wood in coordination with SOL and with paying a small amount for the processing of it. We have an abundance of wood! Q: Are you open to other building techniques such as earth building as opposed to concrete? A: Yes, we are absolutely open to any building technique that is ecological and in harmony with the CR building code and our community values (including safety and environmental sustainability).

Here are some of the frequently asked questions regarding the project. If you find you still have questions, feel free to ask them here or in any of the more specific threads. FINANCIAL: Q: If SOL doesn't raise the full amount for purchase of the land, will shareholders be refunded? A: We are prepared for this scenario. We already have enough commitments from people to buy the first part and will continue to the second part once we have the funds for that. In the case that one or more of our members will step back from the commitment, SOL has already secured an option for a private loan which will secure the title for the first phase. So the worst case scenario we will only purchase the first phase and not continue to the 2nd. In any way, anyone that will invest will still get their lot in Florestral! **In the extreme un predicted case that we will have to borrow the money, the interest on the loan will be added to the community expanses. Q: What happens to our investment if Florestral disbands/sells/etc? A: Florestral cannot be sold without agreement of all shareholders (lot owners). Q: What happens if the corporation of SOUL SOUND OF LIGHT S.R.L. goes bankrupt? A: The “SOUL SOUND OF LIGHT S.R.L” company's only expenses are taxes and lawyer fees, these are included in the annual fee, so there is no reason it should ever get bankrupt. Q: "The only purpose of the company is to buy the land and share its ownership." Vismay will hold 100 shares at the beginning, now in this first move there are 7 ppl taking 2 shares each, equaling to 14, therefore Vismay will hold 86 shares after that. Does Vismay put in the equivalent of 86 shares of money into the purchase? Or how is this attributed to? Q: I'd like to have some transparency around the land purchase and price in general. What's the price of the land that is being bought now? Does anyone generate a profit from this purchase? Q: What is the size of the total land being within the SOUL SOUND OF LIGHT S.R.L.? A: The project has been envisioned and developed by SOL. Total Price of the property (48 hectares) is 570,000$ for the total of aprox' 48 hectares (118 acres) To gather the funds for the project we are selling lots in the community. Since we cannot develop the land before the title is ours, we have decided to purchase it in two parts, this way we get the title for the first part early and can start developing it while we gather the funds to complete the purchase of the 2nd part. The cost for the first part is 235,000$. To give official ownership to the individual lots without the hassle and extra costs of registering them in the national registry, we are selling shares in the company that will own the property. 100 shares in total represent 50 possible lots of 15000 m2, two shares per lot. As people asked for a lower option, we offer a smaller lot of 750m2 for one share. All funds gathered from selling the lots are invested in purchasing the land and the development of the community. Apart from buying the land there are many expenses of land development, infrastructure (water, electricity, roads, clearing the forest etc..), communal structures, taxes, legal fees and so on. No money from the selling of the lots will go to private pockets as profit. Not all 50 potential lots must sell, once the property is ours and basically developed we can consider whether the selling of the remaining lots is necessary or not. So apart from the 10 hectares which are kept for SOL development, all the rest 38 hectares will contain the private lots and communal areas. Deal structure with the owner: * Total price of the land is 570k$ The land will be split into 2 parcels. For parcel 1, we will pay 100,000$ deposit upon signature and the rest of 135k$ in 6 months. For parcel 2, we will pay 100k$ deposit in 7 months (from signing of contract) and the rest of 235k$ in another 9 months (16 months from time of signing). From the point that parcel 1 has been paid, we can start our development. Flow of incoming funds: Pay first part. Basic infrastructure for first part- roads, power, water & beginning of food forest. Pay for second part. Basic infrastructure for second part. Expanded development & personal project fund. Q: Are there any expenses that were made so far? A: Yes. The expenses made until now include: 1. Oran’s salary 300$* 12 months= 3600$ 2. Opening the company: 600$ 3. Lawyer fees 300$ 4. First payment to perma culture designer 1000$ Total of: 5,500$ LAND: Q: What's the total size of the land that the SOUL SOUND OF LIGHT S.R.L. will purchase with this next attempt? A: Approximately 12 hectares in the first part and 36 in the second part. Q: "An area of 10 hectares will be also used in the future for projects of sound of light." please explain, how is SOL involved in this project? What's the total amount of hectares purchased with this deal, and how does SOL take part in that? A: SOL (Sound of Light) is the organization that manifests into reality the visions and work of Vismay Amrit and Nicole Netaya with the help of many. SOL has envisioned & manifested everything that has happened until now, the music, the medicine, Florestral and now the expansion project. Until now it was also the body that cared for the land, built temples, and planted all those trees. In the future this body of SOL will continue to care for Florestral and will also expand with the school of medicine arts and other Spirit projects. For that cause, SOL will reserve 10 hectares of the property for development. All the rest of the property which is not private lots will be considered “community space”, open for the development of the community or private projects. BUYING A LOT & LOT OWNERSHIP: Q: Can you tell us more about the SOUL SOUND OF LIGHT S.R.L., what is the purpose of this Limited? A: There are two kinds of corporations in Costa Rica, “anonymous” or “limited responsibility”, we chose “limited responsibility” by the advice of our lawyer (tax etc). Q: The "promissory seller" is owned by Mr Boaz Matras, who is he? Was this ltd created for the purpose of selling the land of Mr Boaz Matras? A: Boaz Matras is Vismay’s legal name. Q: "This property WILL REMAIN REGISTERED AS ONE UNDIVIDED PROPERTY, OWNED BY THE CORPORATION." the corporation being SOUL SOUND OF LIGHT S.R.L.? 100 shares are issued, some of them are being bought, the rest stays with Mr Boaz Matras until more people are buying in, is that correct? A: Yes. The only purpose of the company is to buy the land and share its ownership. The property will remain registered as one farm. Q: Do the 100 shares cover the entire land or only the first part of the purchase? A: 100 shares will cover the entire expansion (phase 1+2) and refer to the space designated for the owner lots. Q: "which according to the joint contract of community will be set up as a portion of land over the FLORESTRAL EXPANSION Project". Is there going to be another contract for the Florestral Expansion Project? If so, I'd like to see that. A: I believe it refers to the “community members agreement” doc that we shared with you and will be attached to the contract. There will be only one ‘member agreement’ for all Florestral parts. Q: "The total price to be paid for the SHARES is the amount of FORTY FOUR THOUSAND us dollars (USD$ 44 000.00)." what about the smaller lot sizes, how is that structured, organized and dealt with? A: 1500 m2 = 44,000$ (early bird) 750 m2 = 33,000$ (early bird) Apart from the price everything else is the same. Q: What are the rights of the buyer of 2 shares? A: All the rights, obligations, regulations etc of the community are specified in the members agreement Doc, which will be further developed & extended in details, with the help of the community. Basically you get the right to your specific lot and the trees on it, connection to green power, river water provided by the community, and the maintenance of the road to it. All the other perks and benefits of living in the Floresral community are very well detailed in the members agreement doc. Each lot owner has 1 vote, regardless of the amount of shares they have. Q: When will you be able to share the land choices? Q: Is there a map of the lots that are available to choose, or does selection happen after purchase? A: We have shared the approximate location of the first 7 lots. The exact coordinates of each lot will be determined after the road is made. Q: My lawyer says that the contract is not so firm as it has no topographic data of my lot, how can I trust it? A: The contract has the purpose of protecting you and giving you a legal proof of your purchase. The specific lots are not marked yet and therefore the coordinates do not appear in the contract, yet your right to the space is secured. Q: Can you share some information about the law-firm AMBER? A: The “Amber” law firm is the firm of our local lawyer who has been providing us with legal advice since Florestral was founded. Q: I am assuming that if I purchase the property that it would be in my name and as I understand it, Americans can actually own land in Costa Rica. Q: Can I get a title to my property? A: Registration of the different lots by the National registration is currently impossible due to technical reasons such as access to public road, ownership of the lot will be registered by a signed contract with our legal attorney to ensure the legal rights to the lot within the Florestral community. In the future, once we develop the land enough to declare the roads as public, individual registration will be possible if wished for by individual community members. We have purchased and created the current Florestral this way, lots have been bought and re-sold within the community with no involvement of national registry (which also saves a lot of money for all parties). Q: How many people have purchased lots so far? A: There are currently 12 lot owners in Florestral. All spaces have been taken in the current Florestral for a long time, and just now the door has opened for new members due to this Expansion project. Q: Will we be able to purchase the land outright first, and then working on building a bit later? A: Yes. It is no problem at all to purchase first and build later. Q: If I were to build a house and only live there part time, would I be able to rent/airbnb the house out to others when I am not there? Would people who participate in ceremonies at Florestral be interested in renting out the abode? A: The answer is definitely yes to both questions, your property is yours to rent and there is always a demand for houses/living spaces/rooms so it shouldn’t be hard finding people to rent to. Q: Is purchasing a lot with others allowed? In other words, is a lot allowed to have multiple owners/funders or is it a single owner per lot? If multiple owners/funders are allowed, can I ask/discuss in the Florestral Expansion Facebook group to see if someone else wants to purchase a lot with me? Or is there a list somewhere with people wanting to split the costs of a lot? How many people can share a lot? A: Building and utility restrictions will apply per lot size (building size will be about 50% of lot size). Therefore, a small lot can support one household and a big lot can support two households. In case of communal living, with one big shared communal space and small privet structures, you can, on a big lot, build up to three small private structures that would support up to 6 people. We do not have a list of people interested to share, but it was asked before and you can feel free to post it in the FB group. Q: In the new member agreement I see: "Selling your lot is based on Florestral committee and SOL Foundation approval of the new member(s) to ensure adaptability to the community". Does this mean that if I ever decide to sell my lot, could I sell it back to Florestral or do I need to find a new member to purchase it from me? A: Sound of Light Foundation cannot obligate itself to buy back the lots, all the funds collected are spent on the creation, maintenance and growth of our different projects. Having said that, in case you decide to leave the community for whatever reason, the Foundation will help you connect with interested parties we know of, and will publish the new availability in our different media channels. The foundation will not intervene in the negotiation process or final price nor charge any percentage of the sale price. The foundation will only ensure that the new member is accepting, and in harmony with, our way of life and community.

Building a house in the tropics can be a daunting task. In the past years, we have learned a great deal about construction in the forest and high resonance structures. We also know how to keep costs low and maintain harmony with nature. We will be happy to share our knowledge and we have a crew that will build houses according to that knowledge and your design. Attached is a document full of this knowledge, with examples of existing houses that have been built in Florestral. Feel free to read through it and ask questions if you have any!

The Florestral & Expansion Projects are unfolding slowly yet steadily over time. Here is the time line of events up to now and our provision for the future : Up to now: 2008- Florestral idea is born 2009- Arrival to Costa Rica 2011- Found Florestral Land 2013- Bought the land and started developing 2016- All available lots got sold 2017- First communication about the expansion project with friends of the circle & land owners 2018- Land is released from a legal process and available for sale 2019- Negotiations with owners and assembly of community members 2020- Arrival to agreement with owner and collecting the funds for the first part of the land This is where we are now and almost needless to say that without the global crisis , we would have been much further into the project, yet , we are very close and now also much more aware of the necessity of Florestral as our Sanctuary. Future timeline: January 2021- Until this month we are looking to secure the whole amount to buy the first part & sign the contract February 2021- Clearing the land , first development and infrastructure, Choosing lots March 2021- Possible to start construction April 2021- Basic infrastructure for new neighborhood done ( road, water, power) We will continue to sell lots in this time and looking to secure the funds for the second part within 9-12 months. There are more plans that can fit in a timeline , this place is where we discuss them together ! The approximate timeline for the project is contained here. Just in time for the auspicious solstice on June 21st, 2019, we had the first development areas surveyed. After negotiations with the owner We will prepare all infrastructure and start the village center in the coming months and for some of it wait until the end of the rainy season to install. House and personal lot development will be starting early next year if all flows well. As you can see plans are moving along very swiftly and it’s important that you contact us soon if you are interested. We wish to buy the land as a ‘cash deal’ so we need to collect the majority of the funds to make it all happen. Therefore we will provide a discount to those who can pay the whole sum in advance. All funds will be transferred through a legal escrow service and with the supervision of a lawyer. Each member will receive a legal contract stating their rights and responsibilities. Later on in 2020 we will continue to develop in conjunction with the new expanded community!
